Nibud financieringslast (2026)

Nibud sets, per income bracket and interest rate, the maximum share of your gross income that may go to mortgage costs. That monthly amount is converted into a loan using a 30-year annuity, so a higher rate lowers the principal you can borrow even when your income is unchanged.

Energy label bonus

Energy-efficient homes get extra borrowing room on top of the income-based amount: +€10,000 for A/B, +€20,000 for A+/A++, and up to +€50,000 for a very-well-insulated A++++ home. Labels C and below receive no bonus.

DUO and consumer debt

Your DUO monthly payment reduces capacity, but at a lighter weighting than consumer credit. Personal loans, revolving credit, and lease cars weigh heaviest — each €100/month of consumer credit can cost roughly €20,000 of mortgage capacity.

NHG and the 30% ruling

The 2026 NHG limit is €470,000 (or €498,200 when financing energy-saving measures); for 2027 the estimated limits are €490,000 and €520,000. Qualifying for NHG unlocks lower interest rates (typically 0.3% to 0.5% discount) for a one-off 0.4% tax-deductible provision fee. Variable rates and fixed terms under 10 years are tested against the Dutch AFM/Nibud stress rate (5.00%) for borrowing capacity. With the 30% ruling, lenders use your full gross salary for capacity, but your lower taxable income makes the mortgage interest deduction worth less.
